What is the opening period of the park?
The original section is open from Mid March through until the End of October. The lakeside section is open from 1st Friday in March - last Sunday in November

How much are site fees and when are they due?
From £1565 up to £1765 inclusive of vat with a deposit to be paid in October, and the balance due in March. This includes Water Rates & Service Charges.

What are the additional costs?
Bottled Gas & 32 Amp Electric (both metered - payable twice yearly, with average bills being around £125 per year in total)
Insurance (easily found online)

Is there an age limit on the park?

On the original section of the park, caravans up to 15years old may be sited. However the Lakeside section, caravans must be of a modern standard with a Tile Pitched Roof

Can I rent my caravan out?
This is a private holiday park and sub letting is not allowed however immediate family are able to use your caravan with your prior consent.

Do I have to pay for fishing?
Yes there is a rod charge for fishing.

If I want to sell my caravan, what are my options?
If the Caravan is within a certain age it can be sold privately on plot with a transfer fee being paid to the site office.
It can be removed off-site and sold upon request (a small disconnection fee is payable)
The caravan can be offered back to our Authorised Dealers.
All Private sales must be conducted with the site office's prior knowledge and confirmation of site rules etc

Can I have a shed with a washing machine in?
Yes this is no problem as long as it is supplied, installed and wired by an authorised tradesperson

Can I visit my caravan during the winter period?
Yes there will be no power or water to your caravan and you must park in the car park giving notice to the warden you are here.

Are dogs allowed?
Yes but must be kept on leads at all times with foul cleaned up.

Can I part-exchange my holiday home at a later date?
Yes no problem what so ever, please see our recommended holiday home suppliers, checking plot sizes for exact measurements.

I'd like a Veranda, what are my options?
You will always need to check in the office for size criteria as this depends on the pitch. Strictly no wooden decking. Visit the park office for recommended suppliers. Usually 8ft Side verandas and 6ft Front verandas will fit most pitches.

I don't drive, what are the transport links like?
Regular bus services running outside the park direct into Skegness, Burgh Le Marsh and Lincoln with connecting services up to Chapel St Leonards & Mablethorpe from Skegness Station.

Is there a shop on-site?
Not onsite, however there is a large Farm Shop opposite the park entrance and convenience stores close by.

Is there anything for my children to do?
We do not have a childrens play area on site, however we are located within walking distance of Southview Leisure Park where all facilities, including an indoor swimming pool and golf course, are open to the public (small charges may apply).
